the comparables (other houses in the area that have sold recently and/or are similar to yours), the rate of growth of the surrounding area, and of course how competant the appraiser is. It's quite ridiculous how inaccurate some of these appraisers are. With all the work you described, it's looking quite good for the increase in home value.
 Do what you feel is right, because at the end of the day nobody else gives a shit.
